市、区主管领导赴佘山21丘项目实地调研——装配式建筑推动动迁安置房迈向“好房子”新时代

11月28日下午,市房屋管理局党组书记高世昀局长、冷玉英副局长带队,松江区龚侃侃副区长、区房管局黄宝荣局长等一行,赴集团佘山21丘大型居住社区动迁安置房项目开展实地调研。此次调研聚焦装配式建筑与超低能耗技术的集成应用,旨在推动“好房子”理念在动迁安居工程中落地生根。

On the afternoon of November 28, Director Gao Shiyun, Party Secretary of the Municipal Housing Administration Bureau, and Deputy Director Leng Yuying led a delegation including Deputy District Chief Gong Kankang of Songjiang District and Director Huang Baorong of the District Housing Administration Bureau to conduct an on-site inspection of the Citi-Raise's She Mountain Plot 21 Large-Scale Residential Community relocation housing project. The inspection focused on the integrated application of prefabricated construction and ultra-low energy consumption technologies, aiming to embed the concept of “quality housing” within relocation and resettlement projects.

调研组深入项目现场,重点了解了项目在结构体系创新、节能环保技术应用等方面的实践成果。项目在实现90%高预制率的同时,融合了超低能耗技术,通过优化围护结构、门窗系统等设计,实现品质的大幅提升,样板间实测数据显示室内气密性接近被动房标准,建筑能耗较现行标准降低60%以上。

The delegation thoroughly inspected the project site, paying particular attention to its practical achievements in structural system innovation and the application of energy-saving and environmentally friendly technologies. While achieving a high prefabrication rate of 90%, the project incorporates ultra-low energy consumption technology. Through optimized designs of the building envelope and window/door systems, it significantly enhances quality. Actual measurements from the model unit indicate indoor airtightness approaching passive house standards, with building energy consumption reduced by over 60% compared to current standards.

值得一提的是,项目全面采用全装配式施工,摒弃传统脚手架作业,极大节约了人工成本,可使得工期缩短60%以上,更重要的是从源头上基本杜绝了施工现场常规的高空坠落、火灾等安全隐患,展现出工业化建造在安全管控方面的显著优势,实现了效率与安全的统一。

Notably, the project fully adopts prefabricated construction methods, eliminating traditional scaffolding operations. This approach substantially reduces labor costs, shortens construction timelines by over 60%, and critically eliminates common safety hazards like falls and fires at the source. It demonstrates the significant advantages of industrialized construction in safety management, achieving a unified balance of efficiency and safety.

在听取项目汇报后,高世昀局长对项目推进情况及技术体系创新给予充分肯定。他强调,动迁安置房不应是低品质的代名词,而更应成为“好房子”理念的重要实践载体。佘山21丘项目通过装配式建造与超低能耗技术的深度融合,实现了建筑品质、居住舒适与节能环保的全面提升,为全市保障性住房建设树立了新标杆。

After reviewing the project report, Director Gao Shiyun fully affirmed the project's progress and technological innovation. He emphasized that relocation housing should not be synonymous with low quality but rather serve as a vital vehicle for realizing the concept of “quality housing.” By deeply integrating prefabricated construction with ultra-low energy consumption technology, the She Shan 21 Hill project has comprehensively enhanced building quality, residential comfort, and energy efficiency, setting a new benchmark for affordable housing construction across the city.

王纪来董事长表示,多年前行业内规划的“大跨度可自由分隔”的目标,如今在佘山21丘的动迁房里已成为实践;过去被视为高不可攀的高品质住房,今天已能通过装配式技术走进寻常百姓家,普通的动迁住宅同样可以实现高舒适度与低能耗双重提升,惠及千家万户。

Chairman Wang Jilai stated that the industry's long-standing goal of “large-span, freely partitionable” spaces has now been realized in the resettlement housing at Sheshan 21 Hill. What was once considered unattainable high-quality housing is now accessible to ordinary households through prefabricated technology. Even standard resettlement residences can achieve dual improvements in high comfort and low energy consumption, benefiting thousands of families.
